  1. Invite dialogue regarding supplemental marketing client may desire specific to the home.      
  2. Input listing directly onto Tucson Association of Realtors Multiple Listing Service, MLS website.
  3. Upload up to 50 photos onto the MLS Website. With rare exceptions, a professional photographer will be employed at the groups’ expense.
  4. Virtual Tour uploaded to MLS, and other websites.
  5. Design a color flyer to be utilized as follows: a) information tube below “For Sale” sign, b) placed in house by realtor sign in sheet, c) emailed to all of Tierra Antigua’s approximate 825 agent.
  6. Personalized Tierra Antigua “For Sale Sign” with my 24 hr. cell phone number.
  7. Pertinent sign riders (Pool, AC, Views etc.)

   18.  Negotiate all contractual aspects of the sale to include:

   19.  Monitor Escrow process to include:

         A. Continued negotiation of any one of several issues which evolve ”                           post contract.”

         B. Provide weekly updates of both the buyer’s loan and escrow process   

                1.)  Receipt of Earnest Money Deposit

                2.)  Receipt of conditional loan approval letter & subsequent LSU’s?                                   

                 3.)  Inspections scheduled?

                4.)  Inspections performed? 

                5.)  Buyers’ inspection notice negotiated within contract time                                          parameters?                                      

                6.)  Appraisal ordered?  

                7.)  Appraisal scheduled?

                8.)  I, or member of our team will provide the appraiser with                                         comparable sales data and/or meet at the property.

                9.)  Monitor unique circumstances, which may prevent approval.

               10.)  Provide recommendations of qualified contractors and                                             handymen. 

               11.) Assist seller in the coordination, scheduling and completion of                                repairs.

               12.) Insure repair receipts are provided to selling agent and escrow.

               13.) When possible, insure repair costs are paid through escrow.

               14.) Insure clients are copied on all emails from the lender/escrow.                                

                                             ADDITIONAL SERVICES:
   20.   Staging assistance or professional staging recommendations.

   21.   Phone each agent who shows the property and attempt to elicit                              and document feedback for seller. 

   22.   Review final settlement statement for accuracy prior to closing.

   23.   Insure client receives any title insurance rate discount for which                           they are eligible.

   24.   Accompany Seller to final settlement, insuring all credits and                                  charges are fully understood.

   25.   Arrange for transfer of keys.
